These Terms and Conditions ("Terms") govern use of this website and reservations for lodging accommodations. By using the site or completing a booking, you agree to these Terms.
Website Use
- You must be at least 18 years old to use this site and 21+ to be the primary guest on a reservation.
- Content on this site (including text, images, and logos) is owned by us or our licensors and may not be copied, modified, or distributed without permission.
- You agree not to use the site for any unlawful purpose, to interfere with its operation, or to attempt unauthorized access to any systems.
Reservations and Payments
- A reservation is confirmed only after the required payment is received and you receive a confirmation.
- Payment schedules and due dates are displayed during checkout and in your confirmation; failure to pay by the deadline may result in cancellation.
- You authorize us to charge the card on file for all amounts due under your reservation and these Terms.
- We may require a government-issued ID and payment verification before check-in.
Rates, Taxes, and Fees
- Rates are subject to applicable taxes and fees as shown at checkout.
- Quoted totals may change if you modify dates, occupancy, or add-ons.
- Promotions or discounts apply only as specifically stated and may be subject to blackout dates or minimum-stay requirements.
Check-in and Check-out
- Standard check-in and check-out times will be stated in your confirmation. Early check-in or late check-out may be available for an additional fee and is not guaranteed.
- Failure to depart by the designated time may result in additional charges.
Occupancy and House Rules
- Only registered guests may occupy the property. Maximum occupancy is the lesser of local regulations or the number listed in your confirmation.
- No parties, events, or commercial photography unless expressly authorized in writing.
- No smoking or vaping inside the property. Evidence of violation may result in additional cleaning fees.
- Pets are allowed only if explicitly permitted in your confirmation and may require additional fees and rules.
- Quiet hours and neighborhood rules must be observed at all times.
Cancellations and Refunds
- The cancellation policy presented at booking and in your confirmation governs your reservation. That policy controls in the event of any inconsistency with these Terms.
- Fees such as processing, add-ons, or damage waiver products (if selected) may be non-refundable.
- No-shows are treated as cancellations under the applicable policy.
Damage, Security Deposit, and Charge Authorization
- You are responsible for any loss or damage to the property or its contents during your stay, beyond normal wear and tear.
- We may require a refundable security deposit or place a hold on your payment method. You authorize us to use the deposit or charge your card for repair or replacement costs, excessive cleaning, missing items, unauthorized late check-out, or other policy violations.
- Please report any issues or damage promptly upon arrival.
Maintenance, Access, and Unforeseen Issues
- We may enter the property with reasonable notice for maintenance, repairs, or inspections, and without notice in emergencies.
- Utilities, internet, and amenities may occasionally experience outages. We will make reasonable efforts to resolve issues promptly; refunds are provided only as required by the applicable cancellation or refund policy.
No Assignment or Subletting
- Reservations are non-transferable. Subletting or listing the property on any platform is prohibited.
Liability and Assumption of Risk
- You agree to use the property and amenities at your own risk and to supervise children and vulnerable individuals at all times.
- To the maximum extent permitted by law, our total liability arising out of or related to your stay or use of the site is limited to the amount you paid for the reservation giving rise to the claim.
- We are not responsible for loss or theft of personal belongings.
Force Majeure
- We are not liable for delays, interruptions, or cancellations caused by events beyond our reasonable control, including but not limited to severe weather, utility outages, labor disputes, governmental actions, or acts of nature.
Governing Law
- These Terms are governed by the laws of the State of New Mexico, without regard to conflict-of-law principles. Venue for any dispute shall lie in the state courts located in Lincoln County, New Mexico, unless otherwise required by law.
Privacy
- We collect and use personal information to process reservations and provide services. Our privacy practices are described in our privacy policy available on this site.
Changes to These Terms
- We may update these Terms from time to time. The version posted on this page at the time you book and as referenced in your confirmation will apply to your reservation.
